LOCAL PERSPECTIVE

Moraga combines a peaceful valley setting, community gathering places, Saint Mary’s College and extensive parks, trails and open space.

Moraga is an incorporated town in Contra Costa County’s Lamorinda area, surrounded by rolling hills between Orinda and Lafayette. Moraga Way provides the primary connection toward Orinda and Highway 24, while Saint Mary’s Road connects with Lafayette. Saint Mary’s College of California is located in Moraga and contributes educational, cultural and athletic activity to the community.

Rather than one traditional downtown, Moraga has two primary shopping areas: the Moraga Center area and Rheem Valley Shopping Center. These districts provide restaurants, stores and everyday services. Moraga Commons is a 40.2-acre park near the center of town with playgrounds, picnic areas, a bandshell, skatepark, bocce, disc golf and other recreation. The park also hosts community traditions such as summer concerts and the annual Pear and Wine Festival, which celebrates Moraga’s agricultural heritage.

The paved Lafayette-Moraga Regional Trail runs through town and provides connections for walking, bicycling and equestrian use. Mulholland Ridge Open Space Preserve covers approximately 260 acres on the Moraga-Orinda border, with ridge trails connecting toward Hacienda de las Flores and Orinda’s trail system. Housing ranges from established ranch-style homes and condominiums to townhomes, hillside properties and larger custom residences. Depending on the property, financing may involve reviewing slope and drainage, insurance, HOA dues, permit history, appraisal comparables or applicable assessments. Xcel helps borrowers evaluate the complete property and financing picture before moving forward.

MORAGA MORTGAGE FAQ

Questions About Financing in Moraga

Direct answers for Moraga homebuyers, homeowners, and real estate investors.

Do Moraga homes require jumbo financing?
Some may, but not every property does. Jumbo status depends on the requested loan amount and applicable conforming limit, not simply the purchase price.
Can I get pre-approved before choosing a Moraga property?
Yes. Pre-approval can help estimate a potential price range and identify documentation needs before an offer. It is not a commitment to lend and remains subject to underwriting and property approval.
What should I budget for when buying a Moraga home near hills or open space?
Look beyond principal and interest to property taxes, insurance, any HOA dues, and ongoing property maintenance. For a home near open space, obtain insurance quotes and review applicable fire-safety responsibilities early. Moraga-Orinda Fire District provides local guidance, while your lender separately evaluates the property and required coverage. Costs and requirements vary by address.
Can self-employed buyers qualify for a Moraga mortgage?
Yes. Depending on eligibility and program rules, borrowers may qualify with tax returns or an alternative-documentation option such as bank statements.
Can rental income be used for a Moraga investment property?
Potentially. Conventional financing may use eligible rental income with the borrower’s profile. A DSCR loan may focus primarily on qualifying property income compared with housing expense.
